The Sage

413-Unit, Mixed-Use Community in Master-Planned Development With Retail and Amenities

The Sage is a public-private partnership with the Housing Opportunities Commission of Montgomery County (HOC) for a 413-unit, mixed-use community located within a larger master-planned development. The six-story project offers a diverse mix of studio, one-, two-, and three-bedroom apartments, including 77 affordable units and select residences featuring private balconies. The building's construction features a combination of slab-on-grade, a concrete podium, and a mix of Type 1A, 2A, and 3A wood-framed structures. Amenities include three outdoor courtyards, a below-grade pool and pool deck, a fitness center, sports court, playroom, and a new Montgomery County Public Library. In addition to 7,000 square feet of ground-floor retail, the community includes a six-level precast parking garage and offers transit-oriented convenience with walkable access to the Shady Grove Metro Station.
