463-Unit, P3 Passive House Community Across Two 11-Story Towers

Hillandale Gateway is a partnership with The Housing Opportunities Commission of Montgomery County (HOC) for a 463-unit, mixed-use development comprised of two 11-story concrete buildings with market-rate and affordable units and an eight-story parking garage. Hillandale Gateway's first building, which is Non-Age Restricted (NAR), contains 308 units and amenity space on the first, second, third, and rooftop levels. Its second building contains 155 Age Restricted (AR) units, commercial space on the first level, amenity space on the first, second, and rooftop levels, and a courtyard with pickleball court on the third-floor terrace. In addition to its two residential buildings, Hillandale Gateway offers three standalone future retail pads and site amenities including outdoor kitchens, exercise stations, a community garden, amphitheater area, and a walking path. The community is conveniently located in Silver Spring, MD with an I-495/beltway on-ramp at its southern property line.
