NGBS-Silver, 162-Unit Mixed-Use Podium Wood-Frame with Precast Garage
250 Mission is a 162-unit, mixed-use apartment community comprised of commercial, residential, and retail space and including a 979-space precast parking structure with podium-style wood framing on two sides. The project is part of the first phase of Baltimore's Port Covington master development, one of the largest urban revitalization projects in the nation. Located on the Patapsco River opposite Baltimore's Inner Harbor, 250 Mission required heavy coordination among CBG and several other general contractors working simultaneously on adjacent parcels. The community is packed with unique amenities across three levels, including a steam room, meditation lounge, sauna, treatment room, game room, and third-floor terrace with a fire pit and barbecue area.

Green Features
- Built one of five parcels constructed simultaneously by four general contractors as part of the Port Covington master development.
- Completed construction alongside site infrastructure, roads, two office buildings, and three multifamily buildings during major supply chain challenges.
- Excavated and constructed the basement and main electrical room below the water table, requiring continuous groundwater pumping.
- Installed Controlled Modulus Columns (CMCs) to stabilize poor soil conditions.
- Met strict LDs and schedule requirements to deliver a parking garage to serve all Port Covington buildings.
- Erected the garage on a zero property line, sequencing work from the north to maintain the project’s critical path.
- Facilitated a firewall design change that allowed the garage to be built free-standing, mitigating potential delays.
