480-Unit Renovated Mixed-Use Community
Part of the master plan to develop the Buzzard Point neighborhood of Washington, DC, RiverPoint is a block-long community with 480 units and 70,441 square feet of ground-floor retail. RiverPoint began as the U.S. Coast Guard’s national headquarters building — a 609,265 SF, 43-year-old, reinforced concrete office building. The existing second story was removed to create desirable, ground-floor retail space. RiverPoint features a two-story below-grade garage with 372 parking spaces and 151 bicycle spaces. Nearby attractions include Audi Field and National War College as well as upcoming waterfront establishments as part of the master development plan. This pedestrian-friendly community activates the Anacostia Riverwalk Trail and nearby restaurants and retail.

Green Features
Cut four large notches through five floors of the building to provide additional window lines and to create four outdoor courtyard spaces for residents.
Increased the unit count by converting the top floor’s mechanical/electrical space to residential penthouses.
Mitigated the potential for hydraulic lift by installing 250 micropile tie-downs into the existing mat slab on the garage P2 level of the structure.
Successfully met the project’s complex scope and scale and delivered it on time.
