CBG Begins Rooftop Work on River Point Community of Southwest D.C. Development
DISTRICT OF COLUMBIA—CBG Building Company began rooftop work this month on the former United States Coast Guard Headquarters, transforming the building for first-time client Orr Partners into River Point, a 480-unit, mixed-use luxury community along the Anacostia waterfront. Part of a larger-scale redevelopment of the Buzzard Point area of Southwest D.C., River Point will feature significantly upgraded waterfront landscaping and communal spaces, multiple courtyards, and a penthouse rooftop with pool.

CBG will complete selective demolition throughout construction to expose the building's concrete superstructure, first repurposing the existing roof using robotic machinery to remove certain structures white retaining others. CBG will also add two additional floors of concrete and steel framing, eventually replacing the second floor, penthouse, and penthouse rooftop to allow for larger floor plans and higher ceilings in the retail space.
CBG's commitment to preserving River Point's existing structures reduces the community's environmental footprint, achieves LEED requirements, and demands innovative and detail-oriented building techniques.

Steps from brand-new Audi Field and close to other Southwest corridors like the Navy Yard and Wharf, River Point is located within the river's 100-year floodplain; CBG will install systems to protect the building up to an increased 500-year floodplain per the city's ongoing climate change studies. CBG will also install hundreds of micropile tie-downs before commencing the project's four proposed courtyards to counteract added weight during demolition and the river's potential uplift.
