1901 South Charles Street is a 176,000-SF HUD residential apartment complex located in the Federal Hill area of Baltimore, Maryland. The community is comprised of 193 units ranging from efficiencies to two-bedrooms and two-baths, and has obtained LEED® Gold certification. The project is wood framed with a pre-cast parking garage, and its facade consists of brick veneers, cementitious siding, and metal panel systems. Amenity spaces at 1901 South Charles Street include a fitness center, yoga studio, club room, and an upscale courtyard.

Constructed the large pergola in the courtyard with columns from the previously existing building onsite that was demolished prior to construction.
Repurposed a number of bricks from the original demolished building in the courtyard seat walls.
Achieved LEED® Gold certification—the first for a wood-framed residential building in Baltimore—after initially aiming for LEED® Silver.
