1901 South Charles Street is a 176,000-SF HUD residential apartment complex located in the Federal Hill area of Baltimore, Maryland. The community is comprised of 193 units ranging from efficiencies to two-bedrooms and two-baths, and has obtained LEED® Gold certification. The project is wood framed with a pre-cast parking garage, and its facade consists of brick veneers, cementitious siding, and metal panel systems. Amenity spaces at 1901 South Charles Street include a fitness center, yoga studio, club room, and an upscale courtyard.

Green Features

our process
Constructed the large pergola in the courtyard with columns from the previously existing building onsite that was demolished prior to construction.

Repurposed a number of bricks from the original demolished building in the courtyard seat walls.

Achieved LEED® Gold certification—the first for a wood-framed residential building in Baltimore—after initially aiming for LEED® Silver.

Building Green at 1901 South Charles Street
Certified LEED® Gold, 1901 South Charles Street features Energy Star® rated units and appliances, a light-colored roof, water-efficient plumbing, irrigation systems, and high-performance windows. This urban infill project reused many of the columns and bricks from the previous building to construct the courtyard’s pergola and seat walls. The community also received a USGBC Maryland Wintergreen Award for its excellence in green building.
