Clark Builders Group Completes 1901 South Charles Street in Baltimore’s Federal Hill Neighborhood

BALTIMORE—On Monday, Clark Builders Group (CBG) completed 1901 South Charles Street, CBG's first collaboration with owner Chesapeake Realty Partners and architect JDavis Architects, two months ahead of schedule. A key component in the South Federal Hill area's ongoing rejuvenation, the community separates the city's east and west halves by anchoring the southernmost end of Charles Street, one of Baltimore's largest and most important streets.

1901 South Charles is located just steps from the MARC Commuter Rail Facility and just over a mile from Orioles' Park and the Inner Harbor, making it an ideal destination in Baltimore's thriving downtown. The project rests on a challenging urban infill site that previously held abandoned and collapsed commercial structures. In order to remedy the site's difficulties, including soil that lacked sufficient support for the structure, CBG implemented a "geo-piers" foundation using compressed stone columns to more efficiently transfer the weight of foundations to the soil.

Clark Builders Group (CBG) worked diligently to preserve historical remnants of the original buildings and incorporate these elements in the new apartments. For instance, some of the original building's brick and several steel columns were incorporated as features in the new courtyard, which has its own cutting-edge outdoor audio/video system.

The upscale apartments earned LEED Gold certification and feature EnergyStar rated units and appliances, a light-colored roof, water-efficient plumbing and irrigation systems, and high performance windows.
