J Creekside at Exton is a 291-unit, four-building apartment community in Exton, Pennsylvania. It is located within the Oaklands Corporate Center on a previously unbalanced 13-acre site; the team imported over 60,000 cubic yards of structural fill to raise the site's southern half and installed geopiers under three buildings for foundational reinforcement. J Creekside's extensive amenity package includes a large club room with a hanging gas fireplace, fitness and yoga rooms, conference room, kids playroom, and a large courtyard with pool, gas grills, and firepits. J Creekside at Exton also offers 505 surface parking spaces, including several tuck-under building garages and detached garages.
Construction at J Creekside at Exton featured environmental challenges that CBG addressed through ground improvements to repair underlying rock and sinkholes. The team used an inverted cone filter method that involved opening the sinkholes and filling them with a structural grout mixture. In addition, the team built 14,000 square feet of retaining walls up to 10 feet tall and used more than 60,000 cubic yards of structural fill, most of which was recycled rock from demolition. J Creekside is conveniently located near several shopping centers and restaurants. The Main Street at Exton, an outdoor shopping complex, is just a short drive away and includes a Movie Tavern, Walmart, and World of Beer. Near the Whitford SEPTA station, the project is transit-oriented and easily accessible from downtown Philadelphia.
