162-Unit, 342-Bed Student Housing Community with Retail

Lark on Main is a 162-unit student housing community located on West Main Street near the University of Virginia's campus and Charlottesville's Downtown Mall. The six-story mixed-use community includes 342 beds in studio, two-, three-, and four-bedroom configurations above 7,100 square feet of ground-floor retail space. Offering an amenity-rich lifestyle for residents, Lark on Main includes a fitness room, study lounge, club room, yoga studio, terrace-level swimming pool, and an underground garage for residential and commercial parking.

Behind the Build
  • Worked closely with the Charlottesville Board of Architectural Review to meet historical aesthetic guidelines.
  • Introduced a steel retaining wall to mitigate the site’s steep grade, create seating, and form an open pass-through that reduced commute time.
  • Mitigated challenges − including a tight site, city delays, and one of the region’s harshest winters − with a segmented schedule that allowed a third of the building to begin interior finishes as the exterior was completed.
  • Completed the project in just 15 months, in time for the 2016 school year.
