Fort Totten Square

345-Unit Mixed-Use Community with Retail and Parking

Fort Totten Square is a 345-unit wood-framed apartment community with ground-floor retail including an urban-format Walmart with full-service grocery and pharmacy. The mixed-use community includes below-grade parking for Walmart customers and a structured parking deck for residents and over-flow retail customers. In addition to its studio, one-, and two-bedroom apartments, Fort Totten Square includes amenities such as a clubhouse, fitness center, two courtyards, and pool. The community provides easy access to surrounding neighborhoods and downtown DC via the Fort Totten Metro station with Red, Yellow, and Green lines.

Behind the Build
  • Adjusted a portion of the community's footing to avoid installing geo piers near the 100-year-old gas line that ran under the site.
  • Drilled rather than drove piles into the ground in order to lessen ground movement.
  • Closely monitored vibrations next to the gas line using seismographs to ensure vibrations produced were below levels considered reasonable by industry standards.
  • Developed a well-point dewatering system by digging trenches to redirect the water into pits, which they then pumped dry, to effectively dewater the entire affected area.
  • Delivered the project on schedule despite the challenges.
