Addison Row Phase II

327-Unit, Two-Building Community in Master-Planned Development

The second phase of a master-planned development, Addison Row II comprises two four-story wood-framed buildings with brick and fiber-cement facades. The 327-unit residential community is a mix of one-, two-, and three-bedroom apartments atop slab-on-grade with surface parking. In addition to sharing indoor amenities with Addison Row Phase I such as a dog wash, fitness center, and lounge, the project will feature open space areas and outdoor enhancements such as a tot lot and splash pad.

Behind the Build
  • Designed a building step wall to manage elevation changes, allowing the lower level to function as a basement while maintaining the main entrance at the first floor.
  • Coordinated with the Maryland Department of the Environment and WMATA to address contaminated soils and unexpected materials during excavation given the site’s railroad, Metro, and prior land use history.
  • Implemented a firewall system dividing the building into five sections to meet UL standards and code requirements for the building length.
