173-Unit, LEED® Silver Mixed-Use Community with Below-Grade Parking

672 Flats is a six-story, 173-unit luxury apartment community composed of wood-frame construction above a one-level concrete podium with a two-level cast-in-place garage below grade. Due to its proximity to office buildings and the Ballston Mall, the project's tight site required two cranes as the garage spanned most of it. Poor soil conditions required sheeting and shoring with 30-inch steel pipe cross-bracing along the site's entire length. In addition to ground-floor retail, its amenities include a fitness center, game room, party room, leasing office, and bicycle storage. The community is pedestrian-friendly and within walking distance of the Ballston Metro station, Harris Teeter, Ballston Mall, and a variety of restaurants. In addition, the project earned a LEED® Silver certification.

our process
Completed sheeting and shoring with 30" steel pipe cross-bracing along its entire length due to jobsite restrictions.

Consolidated three separate lots into one 435-foot long by 85-foot wide site bounded on each side by roadway.

Adapted to challenging zoning limitations by splitting and articulating the façade design into three sections to emulate several abutting buildings instead of one overbearing structure.

Implemented thoughtful landscaping and a horizontal and vertical step-back along the entire rear façade to appease the County and neighbors.
