Union Heights is a 325-unit apartment community in Northeast DC. Beyond its location on DC's bustling H Street corridor, the luxury apartment community will include two interior courtyards, a pool, and a clubroom. Its studio, one-, and two-bedroom apartments feature quartz countertops and EnergyStar® appliances. Connected to the adjacent building, Flats at Atlas, via an existing garage, the community features five stories of wood framing on slab on grade with a small section of podium. Due to contaminated soil with poor bearing capacity, the site's excavation required careful undercutting of nearby footings.
Union Heights is designed to achieve LEED® certification. CBG's construction indoor air quality plan includes protecting ducts from dust and dirt intrusion and prohibiting smoking in the building. CBG has also committed to diverting 75 percent of waste from landfills to recycling facilities. The project's sustainable features include an expansive interior courtyard, several recycling areas, low VOC paints, adhesives, mastics, and glue, and low-flow plumbing fixtures. The community's bike storage racks encourage sustainable transportation.
