The Hartley
323-Unit LEED® Gold Mixed-Use Community within Master Plan
The Hartley is a 323-unit mixed-use apartment community with a Whole Foods Market as its retail anchor in Northwest DC. This six-story community consists of five stories of wood framing over a one-story concrete podium with 317 apartments and six townhomes. It is a part of The Parks at Walter Reed, a mixed-use master-planned redevelopment of the 66-acre historic Walter Reed Army Medical Center with 2,200 residential units plus office and retail. The project's large, complicated parcel presented demolition and structural challenges to maintain and build atop an existing below-grade parking garage on site. CBG worked on preconstruction with the owner and design teams for more than two years to realize the project vision. The Hartley features two interior courtyards; the north courtyard includes pool and amenity space, and the south courtyard includes a zen garden. The second-floor amenity space includes a lounge, multi-purpose room, fitness center, and pet spa. The studio, one-, two-, and three-bedroom units feature high-end finishes, including quartz countertops and EnergyStar® appliances. The community looks out over a beautiful plaza that welcomes the public from Georgia Avenue and is located just half a mile from Rock Creek Park, a 1,754-acre city park in DC.

Created a plan to ensure safety, coordinate material delivery, and clarify work flow among existing buildings within the master-planned community.
Successfully collaborated with the primary retail tenant, Whole Foods Market, to turn over the space amidst design changes and full-building construction.
