330-Unit, NGBS® Silver Garden-Style Community Across 11 Buildings
Elms at the Refuge is a 330-unit community in Laurel, MD consisting of 11 garden-style apartment buildings comprised of one-and two-bedroom units with loft options. The community's three- and four-story structures feature brick, vinyl, and cement siding, and are topped with pitched asphalt shingle roofs. Elms at the Refuge offers a 7,800-square-foot amenity space that hosts leasing offices, a fitness center, pet spa, kitchen and lounge, coffee bar, business center, and outdoor pool with a firepit and grills. Elms at the Refuge is targeting NGBS® Silver certification via energy-efficient features, bike storage, and electric vehicle charging stations.

Green Features
- Used precast concrete balcony decks in place of wood framing to enhance durability and simplify maintenance.
- Addressed strict height limitations imposed by the nearby airport’s flight path, incorporating top-floor loft units while maintaining functional layouts and visually appealing rooflines.
