South Alex is a 400-unit mixed-use apartment community comprised of two five-story buildings that wrap around a parking garage. The podium-style project features a full amenity package plus first-floor retail space, including an ALDI supermarket. South Alex's one- and two- bedroom units feature high-end finishes such as quartz countertops and EnergyStar® appliances. The project's location next to a dry cleaner posed unique challenges; it required underpinning and vibration monitoring to maintain the façade's structural support while CBG demolished the remaining wall of a previously existing building and poured new building footings.
South Alex is designed to achieve a LEED® Silver certification. Comprehensive on-site amenities as well as 206 covered and open bike spaces encourage a sustainable, car-free lifestyle. As part of the community's indoor air quality plan, construction includes protecting ducts from dust and dirt intrusion, ensuring proper storage of materials prior to install, and prohibiting smoking in the building. Additionally, waste disposal follows a construction waste diversion plan of 75 percent diversion from landfills instead to recycling facilities. South Alex includes the use of low-VOC paints, adhesives, mastics, and glue as well as low-flow plumbing fixtures and EnergyStar® lighting. CBG also tested and properly disposed of contaminated soil on the project site.
