Close-Out of Adaptive Reuse Project Marks Opening of Residential Community

OXON HILL, Md.—CBG Building Company completed the renovation today of The Oxford, a once-vacant Class A office building into a modern multifamily apartment community. Developed by repeat client Varsity Investment Group and designed by Soto Architecture & Urban Design, the 10-story high-rise includes 187 apartments and introduces a unique product to the National Harbor neighborhood.

"CBG Building Company was a critical component to the project's success given its intensive transformation from a vintage 1980s office building to a state-of-the-art multifamily community replete with technologies and conveniences for today's renter," said Scott Shinskie, a partner at Varsity Investment Group.

CBG retained the existing concrete slab and steel structure of the former Constellation Center offices, updating the building's exterior fenestration and completely remodeling the interior while keeping the circulation intact. Varying as-built conditions prompted CBG to capture three-dimensional scans of the structure following demolition, enabling the team to complete construction on time within a 13-month schedule.

Because of its original function, The Oxford includes amenities atypical of new multifamily construction; its two-story atrium is now a spacious lobby lounge while the tenth-floor amenity space captures unparalleled views of Washington, D.C.

The Oxford's 14-foot ceilings and 85-foot floor plates allowed for a greater variety of unit layouts; the community's one- to three-bedroom apartments attract residents looking for luxury housing with easy access to Alexandria and Washington, D.C. Varsity Investment Group plans to develop the surrounding land with retail to create a denser, more walkable area.
