CBG Begins Dry-In, Pioneering Prescient Technology at Uncommon Tampa

Student Housing Community Employs Time-Saving, Prefabricated Structural Components
February 13, 2016

TAMPA, Fla.—CBG Florida Builders began the dry-in process today at Uncommon Tampa, a student housing community at the University of South Florida and CBG's third project with owner CA Student Living. Using predesigned and prefabricated building segments from Denver-based Prescient Co., Uncommon Tampa will more sustainably and efficiently complete its building shell versus traditional construction methods. Uncommon Tampa is the first project in Florida to use this 3-D construction technology.

"We are thrilled to deliver Uncommon Tampa to the University of South Florida student housing market," said Ryan Doody, vice president of construction management for CA Student Living. "CBG's commitment to innovation is reflected in its implementation of Prescient technology, a true value-added solution to the University market."

Consisting of multiple six-story apartment buildings with an attached, seven-story pre-cast concrete parking garage, the 161-unit community benefits from Prescient's cost-effective and time-saving technology that cuts installation time in half when compared to traditional structural alternatives.

"This prefabricated technology increases our efficiency in completing Uncommon Tampa for the University of South Florida," said Rip Panos, vice president at CBG. "Prescient will save us three to five months versus a traditional construction schedule, facilitating project delivery by Fall 2016 for the start of the school year."

Uncommon Tampa's prefabricated building segments are made of recycled-content steel, and are manufactured and installed using less than one percent waste. Additional sustainable features at Uncommon include stainless steel EnergyStar appliances in all units, and proximity to the University of South Florida's campus and bus routes to support a pedestrian- and transit-oriented lifestyle.

The community will offer two-, three-, and four-bedroom units featuring hard flooring, quartz countertops, and euro-style cabinetry. Community amenities include a business center, coffee bar, game room, lounge, and courtyard with kitchen, grills, and swimming pool.
