CBG Begins Construction on Luxury Apartment Community in Downtown Dallas

Luxury Multifamily Community to Provide 323 Units and Retail in Master Planned Neighborhood

DALLAS—CBG began construction today on Hazel Dallas, a 398-unit housing community located in the Galleria area of downton Dallas. Developed by repeat client ZOM Living and designed by LRK, the six-story project will provide 398 studio, one- and two-bedroom units, and a precast garage with 517 parking spaces.

"ZOM Living continues to invest in Dallas given the strong fundamentals of its multifamily market, fueled by population and employment growth," said Jason Haun, ZOM Living’s vice president of the Texas market. "With our newest project... we will bring luxury rentals to a thriving neighborhood."

Formerly a Chevrolet dealership, Hazel Dallas’ 3.5-acre plot is one of the last vacant tracts of land next to the Galleria Dallas shopping mall near Interstate 635 and the Dallas North Tollway. The new apartment community will offer units with high-end finishes, quartz countertops, GE® appliances, and gourmet kitchens. CBG will also be constructing amenities including a wellness center equipped with treatment rooms, saunas, and a fitness center; a 3,000-square-foot coworking office space with lounges; private offices; and a coffee bar. Outdoor amenities feature three courtyards, a dog park, and a pool with grilling stations and fire pits.

Hazel Dallas meets various Dallas Green Building Program requirements by utilizing on-site recycling, a stormwater management plan, and a natural water and drainage system with native vegetation. Additional green features include EnergyStar® ceiling fans and thermostats in each unit, as well as water-conserving plumbing fixtures. The team also recycled waste throughout the building process. Construction is expected to conclude in the second quarter of 2023.

CBG has partnered with ZOM on three projects to date, including Hazel Southpark, a 203-unit luxury community in Charlotte, N.C. completed in September 2020. Hazel Dallas is CBG’s most recent project in Texas and Dallas—one of the nation’s dominant apartment building markets—with $560 million and 5,000 units built or under construction in the state.
