The Villages at Belvoir

2,211 Military Homes and Five Neighborhood Centers for the Army

Fort Belvoir Residential Communities, a public-private partnership with the U.S. Army, planned, operated, and constructed military family housing communities for Fort Belvoir in Fairfax County, Virginia. Initial development, which spanned eight years, included demolition and construction of 1,192 new homes, renovation of 170 historically significant homes, and major renovations of 694 homes on base. The project also encompasses five new neighborhood centers, one of which became the military's first new construction project to achieve LEED® Platinum status. The partnership manages a total of 2,211 homes for the U.S. Army for 50 years.

Building Green at The Villages at Belvoir
Fort Belvoir Military Family Housing is designed according to smart growth and new urbanism principles and features the military's first new construction project to achieve LEED® Platinum. Fort Belvoir is also home to a LEED® Gold neighborhood center as well as the first mixed-use town center on a Department of Defense installation, offering walkable retail destinations and reducing the need for cars on post. Every new home built is EnergyStar® certified and an additional 57 are targeting LEED® certification. During construction, CBG incorporated sustainable civil design through the use of bio-retention ponds, extended detention basins, stormwater filters, erosion and sediment controls, and stormwater management practices that prevent harmful compounds from flowing into surrounding streams and the Potomac River. CBG's construction techniques have also protected and promoted existing vegetation. The team saved over 1,000 trees and planted more than 4,000 new trees. In addition, the team recycled up to 80 percent of waste material, including nearly 80,000 tons of concrete.
