The St. James Luxury High-Rise Breaks Ground in Philadelphia

PHILADELPHIA—The St. James, a new luxury high-rise apartment development, has broken ground in the heart of downtown Philadelphia. The 45-story tower was designed to set a new standard for luxury high-rise residences in Philadelphia, offering spacious apartments and generous, state-of-the-art amenities combined with a desirable Washington Square location and unsurpassed views. The St. James will include 307 units and will be available for occupancy in the fall of 2003.

Columbia Town Center

Located in Center City, the site is bordered by Washington Square, Walnut Street, 8th Street and St. James Street. Situated on a one-acre site, the development will also involve the restoration and repositioning of the historic former PSFS bank buildings as office and restaurant space. Additional retail space will be available in the new tower to create a sense of community and enhance the area's street life.

Other tower amenities will include a large indoor pool deck featuring a 60-foot long pool and a spacious patio and sundeck which will wrap around a fully-equipped fitness center with adjoining locker facilities. In addition, residents will enjoy a landscaped central courtyard connecting the tower's grand entrance and lobby with the neighboring new retail, office and restaurant space. The entire complex fronts on historic Washington Square, which is in the process of a complete refurbishment.

Designed by Solomon Cordwell Buenz & Associates, Inc. of Chicago and the local firm of Bower Lewis Thrower Architects, The St. James will offer first class living in every apartment home. Residences will feature nine-foot ceilings, floor-to-ceiling windows, and private terraces providing breathtaking views of the Center City skyline and Delaware River. Residents will choose from a variety of floor plans designed for every lifestyle, from expansive apartment homes to simple studios. The largest apartment will be a three bedroom/two and a half bath home encompassing more than 2,000 square feet and offering separate living and dining areas. Other floor plans include a two bed/two bath with a den and a large master suite, a two bed/two bath, a one bed/one bath, and a studio apartment.

Every new home in The St. James will include luxury interior amenities like pre-wiring for high-speed Internet access, an advanced temperature control system allowing simultaneous heating and cooling, separate showers and tubs in every master bathroom, side-by-side full-size washers/dryers, and GE Profile appliances. The St. James will also offer an electronic security system for residents with a 24-hour concierge/lobby attendant. Reserved parking will be available on floors two through nine, with apartments starting on the tenth floor. Clark Realty Capital* and P+A Associates, Philadelphia, formed a new joint venture with Lend Lease Real Estate Investments, Atlanta, for the development of The St. James.
