The Woodlands at Fair Oaks is a 103-unit senior housing facility located in the Fair Oaks area of Fairfax, Virginia. The project, dubbed a senior living campus, is unique in that the building uses a multitude of materials requiring differing construction techniques and careful planning. The approximately 250,000-square-foot building sits atop a 55,000-square-foot cast-in-place concrete garage with 93 below-grade parking spaces. The facade consists of brick, field stone with precast accents, and cementitious siding. The roof consists of asphalt shingles, metal, and EPDM. The building is serviced by a water source heat pump mechanical system. The entry-level floor contains 26,000 square feet of amenity space constructed of structural steel, concrete, and light gauge framing. The amenities contain a full-service restaurant, indoor pool and spa, fitness center, offices, and a variety of multi-purpose rooms. The rest of the building consists of 103 wood-framed units with high-end finishes.
CBG installed a high-efficiency boiler with a closed loop water pipe system as well as a digital management system to heat units and reduce energy demand in this 103-unit senior living campus. The team also installed an energy recovery unit on the roof to increase the cooling system's efficiency. The building achieves NAHB National Green Standard Certification and has Energy StarĀ® appliances.
