North Tract Lofts is a LEED®-certified 184-unit residential apartment building in Arlington, Virginia. North Tract Lofts is unique in that it utilizes multiple construction types within the structure, including 1A, 3B, and 5A. The building combines concrete, masonry, steel, and wood-framed construction. The project’s buildings range from five floors with a mezzanine level to three stories in a stepped pattern moving from south to north. The 227,197-square-foot building is located above a 249-space, 133,355-square-foot garage with two below-grade levels. The building includes 4,700 square feet of amenity areas composed of a lobby, leasing area, party room, fitness center, media room, lounge, and cyber café areas. The roofing system is a TPO flat roof incorporating an architecturally designed sun burst finish. The building façade features brick, metal panels, and precast accent pieces.
A LEED certified property, North Tract Lofts incorporates numerous sustainable features and construction techniques. The project’s location in a dense urban environment and adjacent to the Metro promotes public and pedestrian travel. North Tract Lofts also features underground parking, Energy Star®-rated appliances and light fixtures, and a white TPO roof to reduce heat island effect. The project team also leveraged sustainable construction techniques such as recycling all waste material at the Broad Run Recycling Center implementing a comprehensive construction IAQ plan installing Green Label Plus carpets and pad enhancing Mechanical, Electrical, and Plumbing (MEP) systems commissioning and removing and disposing hazardous waste materials to a soil safe site. The project also makes use of a Green Housekeeping Plan, using ecologically friendly cleaning supplies and practices.
