CRC and CBG worked with the Department of the Navy to redevelop 250 units at MCLB Albany under a 50-year ground lease. The community is comprised of 110 units, including 27 duplexes and 56 single-family units. Homes consist of three- and four- bedroom 'traditional' and 'arts and crafts' homes. Each home includes Corian countertops, ample storage space, and EnergyStar® appliances. All homes also have two-car garages, covered patios, and fenced-in backyards. Homes are centered around a community center, which features a teen meeting room and a fitness area with an integral playroom. Other amenities include a swimming pool, splash park, tot lots, picnic areas, basketball, and volleyball courts.
At MCLB Albany, which involved the demolition of 250 existing homes and the construction of 110 new homes, the project team salvaged or recycled nearly 25,000 tons of construction material. In addition, the team constructed new homes on the existing footprint and carefully constructed new roads along the same streetscape to save the existing mature vegetation. In individual EnergyStar® qualified homes, the team incorporated geothermal heating and cooling, compact fluorescent bulbs, R-19 insulation, and low-emitting countertops.
