Fenton Silver Spring is a 124-unit mixed-use community with market-rate and affordable units, retail, and restaurant space. Of Fenton's 124 apartments, 84 serve households earning between 30 to 60 percent of area median income, and 40 serve those earning 80 percent or less of area median income. Indoor and outdoor amenities include a rooftop terrace with a fountain, bike storage, and common gathering spaces. The project abuts an existing building and requires the undergrounding of overhead power and low-voltage lines on two sides of the site. The community achieved LEED® Gold and is also targeting an EnergyStar® certification.
Fenton Silver Spring achieved LEED® Gold and is designed to achieve an EnergyStar® certification. Among the project's sustainable features are numerous micro bioretention planters and a construction waste plan diverting 75 percent waste from landfills to recycling facilities. The smoke-free building will enact a construction indoor air quality plan using ducts that protect from dust and dirt intrusion. Fenton Silver Spring uses low-VOC paints, adhesives, mastics, and glue, and low-flow plumbing fixtures. The community is designed to be pedestrian-friendly and includes bike storage for sustainable transportation.
