2607 Reed Street is a sustainably designed 353-unit luxury apartment community with 27 affordable units and 85 below-grade parking spaces. Consisting of one floor of slab-on-grade and nine floors of post-tension concrete slabs, the project features a courtyard with professional landscaping and ergonomic hardscaping as well as a tenth-floor swimming pool and deck offering panoramic city views. Construction involved the demolition of two buildings and excavation to subgrade, which required auger cast piles and vibropiles to support the foundation and rakers to support the nearby retaining walls. The building's facade is made of a combination of brick, metal panels, and concrete shingles.
2607 Reed Street is designed to achieve LEED® certification. The project's rainwater management system and biorention areas protect and restore the natural habitat. Construction implemented an indoor air quality plan and a light pollution reduction plan in order to minimize the project's environmental impact. The community is within walking distance of the Brentwood-Rhode Island Ave Metro station on DC Metro's Red line.
