Woodlawn Village Neighborhood Center Garners LEED® Gold Certification
Partnership Delivers Sustainable Development for Military Families
For immediate release
November 2, 2011
"Once again, our partners at Clark have delivered a building that not only improves the quality of life for Soldiers and their families but also shows Fort Belvoir's commitment to the environment. Additionally, the building is both beautiful and functional; its spaces are well designed to meet the needs of our families," said Colonel John Strycula, Fort Belvoir garrison commander.
The fifth of five neighborhood centers built at Fort Belvoir, the Woodlawn Village Neighborhood Center used lessons learned from Clark's Fairfax Village Neighborhood Center, which was the first LEED Platinum building on a U.S. military installation. The project team commenced the Woodlawn Village Neighborhood Center's design phase in the summer of 2009, with an original goal of earning LEED Silver certification. A holistic planning process and communication throughout the design phase allowed the Woodlawn Village Neighborhood Center to achieve LEED Gold at no cost premium above LEED Silver. Additional green building practices include recycling, reusing or otherwise diverting from a landfill over 90% of construction waste, and over 90% of the Neighborhood Center's regularly occupied spaces have views to the outdoors.
"At Clark Realty Capital, we strive to be innovative in our designs while providing high quality, functional facilities for the communities we serve," said Casey Nolan, project director at Clark Realty Capital. "To us, there is no greater community than the service members and their families for whom we designed and built this Neighborhood Center."
Completed on May 30, the Woodlawn Village Neighborhood Center is an 8,000-square-foot amenity building constructed in the center of existing Woodlawn Village, a neighborhood of 338 recently renovated homes. Designed by Torti Gallas & Partners (Project Architect), Envision Design (Interior Designer), Parker Rodriguez, Inc. (Landscape Architect), and Urban Engineering (Civil Engineer), the Woodlawn Village Neighborhood Center includes amenities such as an outdoor pool, fitness room, and community room. The building also encompasses energy saving features such as a high efficiency HVAC system, low-e windows, and spray foam insulation to reduce energy consumption by 29% over traditional buildings, efficient water fixtures that result in a reduction of more than 30% in water usage, and educational signage throughout the building for the 100,000 children estimated to use the building over the life of the facility. Additionally, over 40% of the building materials were extracted, processed, and manufactured within 500 miles of the project site.
"LEED Certification identifies Woodlawn Village Neighborhood Center as a pioneering example of sustainable design and demonstrates Clark Realty Capital's leadership in transforming the building industry," noted Rick Fedrizzi, president, CEO and founding chairman of the USGBC.
Fort Belvoir has earned numerous green awards for previous development and construction projects, including a Presidential GreenGov Award, the Virginia Sustainable Building Award, and Outstanding Federal Planning Project. The Woodlawn Village Neighborhood Center marks the partnership's most recent accomplishment. Clark Builders Group is responsible for a number of other LEED certified projects at Fort Belvoir, including the Fort Belvoir Warriors in Transition Barracks, which was designed to LEED Gold standards.
